The planning section consider applications from property owners and developers who want to build new structures, make alterations to the fabric or use of existing buildings, or erect signs and advertising.
They ensure that all development is assessed against the approved policies of the Council, seek the views of neighbours and others that may be affected by proposals, and take appropriate action against any unauthorised development.
New planning rules for house extensions and developments within garden areas.
Changes to planning legislation came into force on 1st October 2008 which relate to development proposals that can be undertaken within the curtilage of a dwelling house without the requirement to seek planning permission.
To assist householders in determining whether a particular proposal is permitted development or requires planning permission, the council has a Pre-Application Enquiry Form [Word: 46k].

Please note that planning permission may now be required to provide or replace a hard surface within the curtilage of a dwellinghouse if it is located between the principal elevation of the dwelling and a highway and is over 5 square metres in area. In order to avoid the need for an application please refer to the guidance provided by the Government relating to paving front gardens.

We monitor:
- the percentage of applications dealt with in eight weeks.
- the average number of days it takes to determine an application.
- the number of decisions going to appeal.
- departures from the approved development plan for the authority.
- the cost of providing the planning service.
