Information about a Disabled Facilities Grant, how to apply and how long it will take.

What is a Disabled Facilities Grant?

If you, or a member of your household are having difficulties getting in or around your home, bathing or getting upstairs, then we may be able to help you adapt your home if you qualify for a Disabled Facilities Grant (DFG)

A Disabled Facilities Grant (DFG) is limited to a maximum of £30,000 and is a means-tested grant to assist with the costs incurred in adapting your home to allow access to normal household facilities and remain living independently. If the adaptation is for a child (under 19) or you receive an income related benefit, there will be no means test for eligible works up to £30,000.

The adaptations must be necessary to meet the needs of the disabled person and also be reasonable and practical given the age and condition of the property.

Adaptations might include the following:

  • Taking a bath out and installing a level access shower
  • Installing a stair-lift or through floor lift to help you access facilities in your house
  • Widening doorways and putting in ramps.

The option of moving home

In some instances, an adaptation may not be possible or may be excessively costly. If this is the case, we can discuss possible alternatives such as a relocation loan. An alternative for homeowners maybe to consider moving house to one which is already adapted or is more easily adapted.

How do I apply for a Disabled Facilities Grant?

Before you can apply for a Disabled Facilities Grant, you must first be assessed by an occupational therapist (OT) who will recommend what adaptations or aids are needed to enable you to continue living independently.

If you need a major adaptation the occupation therapist will forward your details to the Healthy Homes team who will then contact you to assess if you are eligible for a DFG. Please be aware, if you are eligible for grant aid this will only fund the adaptations that are assessed as necessary and appropriate, and are the most cost effective option to enable you to continue living independently.

Who is eligible for a disabled facilities grant?

This grant is available to owner-occupiers, private and housing association tenants (with the landlord’s permission).

The grant is subject to mandatory financial assessment to determine if you are eligible or if you have to contribute towards the cost of the work.

If the adaptation is for a child (under 19) or you receive an income related benefit, there will be no means test and you will not have to contribute to the cost, up to a maximum of £30,000.

How will my Disabled Facilities Grant be managed?

The Healthy Homes team offer a service to assist you with your Disabled Facilities Grant application and arrange the following:

  • Surveying your property and provide a suitable schedule of works required to meet your assessed need
  • Undertaking the necessary applications for planning and building control where needed
  • Obtaining quotations from suitable contractors to undertake the recommended adaptations to your home
  • Assist in completing all the required forms and advice on the procedure
  • Liaison with official and legal bodies if required and as necessary
  • Arranging for work to start
  • Supervising the contractor and monitor and check works in progress
  • Dealing with any problems or issues whilst the work is underway
  • Paying the contractor once the works have been completed to a satisfactory standard.

The charge for this service is included in the grant so will not cost you anything unless the cost of the works exceed the grant limit.

How long will it take to get the Disabled Facilities Grant works done?

All works covered by a mandatory Disabled Facilities Grant must be completed within twelve months of the grant being approved.

There is, however, a waiting list for this grant as funding is limited.
