Air testing

What it is

Draughts and air leaks are a major source of heat loss in buildings. An air test helps to identify air leakage problems. All new domestic and commercial buildings must be tested when work to the property is complete.

All our air testers are BINDT-qualified and ATTMA-certified. All tests are carried out using UKAS-calibrated equipment and in accordance with current BINDT guidance.

After the test

You will be advised of the results at the time of the test. If the building passes the test, we aim to email a certificate within 5 working days. A copy is also held on the ATTMA database.

If the building fails, we'll help to identify where there is an air leakage and give free advice on how this can be resolved. If a retest is required, we'll tell you about any extra fees.

Standard Assessment Procedure (SAP) calculation

What it is

A SAP works out how much energy a domestic building will consume. This is a standard industry calculation that is available to show compliance with Approved Document L of the Building Regulations. It is a legal requirement that an energy rating is undertaken before development on a new dwelling takes place.

The calculation takes into account a range of factors that contribute to energy efficiency, such as:

  • materials used in construction
  • thermal insulation
  • ventilation
  • efficiency and control of any heating systems
  • the type of fuel used to provide heat, light and hot water
  • heat generated by the sun shining through windows
  • renewable energy technologies in use.

Ratings are benchmarked so that results are consistent across the UK.

What you need to submit

We will need plans, including floor layouts, elevations and sections to allow the full building envelope to be measured. A building regulations specification for the building elements is also needed.

How it works

The plans are measured to give the areas of each element of the building, such as the walls, floor, roof and glazing. Details of any fixed services are either obtained or assumed, before issuing a preliminary energy rating to show both the target emission ratings (TER) and dwelling emission ratings (DER). The fabric efficiency rating is also assessed on Approved Document L.

Energy Performance Certificate (EPC)

What it is

An EPC is generated by either a SAP assessment for domestic buildings, or an SBEM assessment for commercial buildings.

An EPC:

  • shows how energy efficient a property is
  • must be provided when a property is built, sold, rented, or substantially altered
  • is easy to understand, using the ‘white goods style’ rating from A to G
  • is valid for 10 years, providing no significant alterations have been made.

Display Energy Certificate (DEC)

What it is

A DEC:

  • is required for public buildings over 250 metres squared useful floor area
  • provides an energy rating of a public building using the ‘white goods style’ rating from A to G
  • is based on the actual amount of metered energy used by the building over a 12 month period
  • is valid for 10 years for buildings with a useful floor area of less than 1000 metres squared, or 12 months for buildings with a useful floor area greater than this
  • must be displayed in a prominent place clearly visible to the public.

What information do you need?

We need to:

  • visit the site and undertake a survey of the building
  • know the building’s energy consumption data for the previous 12 month period, either from energy bills or from the energy provider
  • know what type of fuel, or fuels, you are using.

Energy calculation for an over glazed extension

What it is

Over glazed extensions such as orangeries and sun rooms are popular in many homes, typically as an extension to a ground floor room.
If the amount of glass used in the extension exceeds 25% of the floor area plus any openings that are covered by the extension, you can prove compliance by having an energy calculation undertaken.

The calculation takes into account a range of factorsthat contribute to energy efficiency within the home, such as:
  • thermal insulation
  • ventilation
  • efficiency and control of any heating systems
  • overall glazed areas
